The latest update in the J425 Lake Stevens development series reveals exactly WHAT is going WHERE in the massive set of retail and commercial developments at the border of Lake Stevens and Marysville
With Costco opening in less than a month and the massive arterial and highway improvement underway at Frontier Village, you might’ve thought we forgot to look into the goings on just north at the Soper Hill/SR-9 area of Lake Stevens.
Nope. We’re on it, and we have details about the two major developments, their anchor tenants and the bevy of retail, restaurant and gas options headed for the area.
Lake Stevens Landing
Lake Stevens Landing is the development on the east side of the highway, it’s anchored by an upscale 124-unit full care senior living facility that will feature a pool, a bistro, a full fitness facility and a bespoke high end organic culinary program.
Lake Stevens Landing at Soper Hill is set to add a Chipotle, Starbucks, AM/PM gas and Gencare — the aforementioned upscale senior living community.
The Lake Stevens Landing site consists of 8 platted lots totaling +/-10 acres (+/-419,257 SF of land). The zoning is mostly CD Commercial District with the south lot, Lot 7 zoned LB Local business.

“White Barn” project - west of SR-9 at Soper Hill
The development to the west of SR-9 sports a construction name of “White Barn” — a new name will be announced after completion of early phase development.
White Barn is anchored by Everett Clinic and features pads for three drive through restaurants, a gas station and a lot targeted for large retail (37,000 sq ft building with119 parking spaces).
Rumors of a Trader Joe are unfounded.
The Soper Hill area’s remaining retail lots are expected to fill quickly according to commercial real estate firm NLI.
The intersection has long been targeted for development due to outstanding access to major arterials, proximity to US-2 and I-5 and its prime position astride the border of two growing communities.
Soper Hill Road is gaining enhancements as a result of the development including — wait for it — a new roundabout as part of the overall plan.
The real estate firm marketing Lake Stevens Landing boasts that Lake Stevens Landing features over 119,000 residents within a 5-mile radius with average household incomes of approximately $103,970. The J425 hasn’t fact checked this statement.
Gencare Senior Living
GenCare Senior Living is scheduled for a Fall of 2024 opening at Lake Stevens Landing, bringing a high-end lifestyle option featuring a pool, a bistro, upscale culinary service, and a full fitness facility pared with full residential care and upscale amenities for area seniors.
From GenCare’s promo material:
GenCare LifeStyle Lake Stevens will be a fully serviced senior housing community providing amenities and care for independent and assisted living residents and will include a small wing dedicated to serving the needs of those with Alzheimer's and Dementia.
The new 4-story, 130,000 SF community will contain 124 luxury apartments for independent and assisted living residents, including studio, one bedroom, and two bedroom apartments. All apartments will contain full kitchens and a washer/ dryer, however communal dining and laundry services will also be offered. The memory care wing will provide 24 beds in a combination of studios and semi-private suites in a self-contained neighborhood designed to be supportive to the needs of those with cognitive challenges related to Alzheimer's and dementia.
GenCare notably procures an upmarket culinary service “focused on providing fresh, hormone and antibiotic free, locally grown, and organic ingredients, and offers gluten-free and diabetic friendly meals.”
The community also plans to offer a variety of activity and fitness programs according to a GenCare press release. Amenities include an extensive fitness room, pool, bistro/bar, media room, game room, and a large multi-purpose space for a variety of activities and educational programs.

Until the developers are held to account for and pay for adjustments to traffic, this will only go from bad to intolerable. For example, imagine Trestle Traffic equivalent locally during school start and school pickup
Really great to have this laid out so clearly. I’d love to know how the traffic from all this development is going to reverberate outward--south and west of most interest, but surely north and east too. Highway 9 is still full of logjams that will only get worse with increased density.
